Newer homes, with older pockets
Placer County's housing is younger than California's as a whole. About 39 percent of its roughly 179,000 homes were built in 2000 or later, and about 28 percent before 1980, according to the American Community Survey.
In older houses, asbestos and lead questions still come up before remodels. A home that predates 1978 sits on the side of EPA's lead-paint line where testing makes the most sense.
Foothill rain
Auburn gets about 36 inches of rain a year in NOAA's 1991-2020 normals, about twice what Sacramento sees, with roughly 30 inches from November through March. July highs average about 93°F.
Heavy winter rain on hillside lots can push water into basements and crawl spaces. Moisture mapping and mold testing help sort out where it went.
Smoke and fire testing
If smoke or ash reached a home in Placer County, you can request smoke and fire testing. A partner can sample soot and ash on surfaces and have their lab analyze it.
Placer's air district
The Placer County APCD covers the entire county. Asbestos surveys and district notices can apply to demolition or renovation under federal rules, so check before you start.

Questions
My Roseville home is newer. Do I still need asbestos testing?
Usually the question comes up with older homes. If yours was built recently, tell us what you're planning, and a partner can say whether testing makes sense.
Do you cover Auburn, Colfax and higher-elevation addresses?
We take requests from across the county. It comes down to whether any partner is working near your address, and we're upfront when no one is.
