Where the moisture comes from
Along the coast, the late-spring marine layer brings weeks of cool, damp mornings. Inland, the air is drier, and a musty room more often traces back to water: a roof, a window, or a plumbing line. More than half of Orange County's homes were built between 1950 and 1979 (U.S. Census Bureau, American Community Survey), and those parts are aging.
Townhomes and condos
About 1 in 8 Orange County homes is a townhome or other attached home, and about 1 in 4 is in a building with five or more units. In those homes, water can come from a neighbor's unit, a shared wall, or a common roof. If your home is part of an association, ask who handles leaks in the shared parts of the building.
Inspection or testing?
An inspection by a testing partner starts with what can be seen and measured: stains, growth, and moisture readings in walls and floors. Air or surface samples, analyzed by a lab, come next only if they answer a question. The California Department of Public Health says testing usually isn't needed when you can already see mold or smell dampness, and fixing the moisture source comes first.
The credential
Mold partners must hold a recognized mold certification. California has no state mold-tester license, so ask which certification the person visiting holds.
