Inspection and testing are different jobs
An inspection by a testing partner looks for moisture and visible growth, usually with moisture readings. Testing adds air or surface samples that a lab analyzes. Many jobs need only the inspection, and each sample adds to the price.
What changes the price
- Scope of the partner's inspection. How many rooms, and whether the attic, crawl space, or heating and cooling system is included.
- Number of samples. Each air or surface sample is analyzed on its own. Air sampling often includes an outdoor sample as well.
- Lab analysis. Ask your partner which analysis and turnaround options their lab offers and what each one costs.
- Property size and access. Larger homes and hard-to-reach spaces take more time.
- Type of report. A short summary and a detailed written report are priced differently.
- Travel. The distance to the property can be part of the quote.
When testing helps
The California Department of Public Health says that if you can already see or smell mold or dampness, testing usually doesn't add useful information, and fixing the moisture source matters most. Samples can help when moisture may be hidden. Ask your partner what a sample would tell you before you pay for it.
Ask for a written quote
Ask your partner for a written quote that lists the partner's inspection, any samples and analysis, the report, and any travel charge. Your partner quotes the price.
